Why termites are a South Florida priority

Our warm, humid climate is ideal for termites, and South Florida sees both subterranean termites (which come up from the soil) and drywood termites (which live inside the wood), meaning homes here face threats from multiple directions.

Termites work silently. By the time damage is visible, it's often extensive, which is why regular inspection is the single best protection. Catching it early is the difference between a treatment and a major repair.

The signs to watch for: swarming winged termites (especially in spring), small piles of discarded wings, mud tubes on foundations or walls, and wood that sounds hollow. Any of these means it's time for an inspection.

What a termite inspection covers

A termite inspection is a visual check of every accessible part of the structure where termites feed or travel: baseboards and door frames, window sills, the garage, under sinks, attic access and roof framing where we can reach it, and the exterior foundation line, including any spot where wood, mulch or soil touches the house. We are looking for mud tubes, frass and kick-out holes, blistered paint, hollow-sounding wood, discarded wings and live activity, and we probe suspect wood rather than just glancing at it.

Most homes take 45 minutes to an hour and a half. You get the findings on the spot, in plain language: whether there is activity now, evidence of a past problem, conditions that invite one, and what the treatment options and costs would be. Nothing is sold on the spot; the inspection is free and the quote is firm.

Termite inspections for real estate (WDO reports)

If the inspection is for a sale, refinance or purchase, Florida requires it to be reported on the state wood-destroying organism form, FDACS-13645. A WDO report goes beyond termites and documents visible evidence of any wood-destroying organism, visible damage, evidence of prior treatment, and the areas that could not be inspected. VA loans and many FHA and conventional lenders ask for one before closing, and buyers in Palm Beach County routinely order it alongside the home inspection because our termite pressure is among the heaviest in the country.

The report must be completed by a licensee with a state pest-control identification card for WDO work, which is what we hold. Tell us when you book that it is for a transaction and we will schedule around the inspection period and send the signed form to you and your agent the same day.

Termite inspections near you, Boca Raton to Jupiter

Subterranean termites, including the Formosan and Asian species that have spread through coastal Palm Beach County, hit everything from 1950s Lake Worth cottages to new construction in Wellington. Drywood termites favor the older barrier-island and Delray homes with exposed wood trim and attic framing. We inspect and treat in all of these cities:

What are the signs of termites?
Swarming winged termites, discarded wings, mud tubes on walls or foundations, and hollow-sounding wood. If you see any, call for an inspection.
Do you treat both subterranean and drywood termites?
Yes, both are common in South Florida and require different approaches. We inspect to identify which you have and treat accordingly.
Do you do inspections for home purchases?
Yes. We provide inspections for real estate and pre-purchase situations. Ask when you call.
How long does a termite inspection take?
Usually 45 minutes to an hour and a half for a single-family home, longer for large or multi-structure properties. You get the findings and any treatment options on the spot.
Is a WDO report the same as a termite inspection?
A WDO report is a termite inspection documented on the Florida state form FDACS-13645 for a real estate transaction. It covers termites and other wood-destroying organisms, visible damage, prior treatment and uninspected areas, and must be completed by a licensee with a WDO identification card. We provide both.
